3 Signs You Need a New Roof

Have you lived in your place for a while and wondered if you need a new roof? There are certain signs that you should be aware of. Here are three of them.


1. Your Roof Is 25 Years Old or Older


Roofs can have a good lifespan, especially if they are regularly inspected and maintained by a local roofer. Even then, though, they have a finite amount of time for effectiveness. According to This Old House, a shingle roof can last between 15 and 30 years. With that in mind, once you're closing in on the quarter-century mark, you should be thinking about getting a new one. Otherwise, you're risking something major happening and causing other damage.


2. You Have Cracked, Curling, or Missing Shingles


One or two of these isn't too big of a problem. A roofer can easily fix those for you in no time. However, if there are a lot of them, that can lead to things like extra leaking in your attic. You could wind up with water damage. Plus, it doesn't make your house look very good when people pass by. Your curbside appeal will drop some.


3. You Have Vegetation on Your Roof


Things like moss or other vegetation need water to be able to grow. If they are present on your roof, that means that there's a damp area somewhere. The damp area could be under some shingles, which can lead to other issues. If you see this on your roof, then you're going to need to contact an expert and get a new roof. Otherwise, you risk a lot of damage happening down the line.


In our experience, there are other signs you should be on the lookout for, like finding granules in your gutter or on your ground, seeing rot or discoloration in the decking of your attic, or even that other homes in your area which were built around the same time are getting new roofs. When you contact your local roofer, they may ask you what kind of material you want.


The important thing is to be proactive. Look for the above signs. Then, you can avoid a possible costly disaster and enjoy having a new roof over your head.
